Masterplanning redefined: The Clay Fields brief
When you can do anything with an incredible 100+ acre NHS site, how do you decide what to do?
How do you nail down the right brief for an architect?
Loxie partnered with Lancashire and South Cumbria NHS Foundation Trust (LSCFT) on Phase 1 of their Clay Fields programme to ‘deconstruct’ the traditional masterplanning approach across a 100+ acre NHS site.
We focused on demand, need, local planning policy, flexibility and deliverability. Through in-depth engagement, we developed a cohesive and structured brief that not only aligned stakeholders but also streamlined the future architectural process.
By taking a non-linear, and non-architectural approach to the first phase of masterplanning, we shaped a brief that balanced ambition with deliverability - to drive smarter decision-making, maximise efficiency, and ensure that the future masterplan was well positioned to serve long-term health, community, and sustainability goals.
