Clay Fields Masterplan

Type: Clarity & Intent, Delivery Readiness

A large red brick building at Clay Fields, set on a grassy lawn with shadows, trees, and clear blue sky in the background.

The brief

A 100+ acre NHS estate. The challenge wasn’t the vision - it was making that vision survive contact with policy, governance, and a long list of stakeholders who all had a different idea of what the site should become.

Who was it for: An NHS Trust

What we did:

We ran the visioning workshops, built the opportunities assessment framework, and stayed embedded through the move into outline planning - as critical friend, design team connector, and the person holding the original vision steady while everyone else was focused on their own piece of it.

We kept the brief flexible early, rather than locking down a single masterplan too soon - so the project stayed technically and politically viable as real constraints tighten around the vision. When the project crossed from concept and started the outline planning  process - usually the point where ambitious visions get quietly worn down - the strategic brief survived intact.

On a site this size, that's the part that usually doesn't happen.

The masterplan is now progressing through outline planning with its original health-led vision still at the centre.
