Clay Fields Masterplan: Phase 1
The brief
With a 100+ acre NHS site, the biggest challenge isn't the vision - itβs the inertia. The Trust needed a brief that wasn't just ambitious but was deliverable and navigated the complex policy and stakeholder requirements before the architectural phase began.
Who was it for: An NHS Trust
What we did: Stakeholder engagement, visioning workshops, opportunities dashboard and assessment framework, and brief refinement.
Loxie approach:
De-risk the masterplan: Deconstruct the traditional master planning approach and focus on local planning policy, potential partner appetite and strategic alignment. Maintain site flexibility to ensure the project is technically and politically viable from the start
Actionable outputs: Translate big ideas into a cohesive, structured brief β this bypasses standard cycles of design revisions creating a clear green light for the next phase of the project
Operational ambition: Balance high-level goals with deliverability, ensure the final brief is a functional tool to support decision-making
